Guidelines For Clients

Once you are a client of The Buyer’s Agent of Nashville & Middle Tennessee it is important that we make sure there is no action by another party that could hinder us from doing the best possible job for you. Your understanding of the information included here will help eliminate any problems.

Open Houses
Open Houses are usually held on weekends by the listing agent who is selling the home. If you go to an open house without your agent, be sure to tell the agent that greets you that you are working with The Buyer’s Agent of Nashville & Middle Tennessee and give him or her one of your agent’s business cards. (Your agent will give you a supply of his or her business cards.)

This will:
1. Let the listing agent know that you are working with an agent of The Buyer’s Agent of Nashville & Middle Tennessee.
2. Stop the listing agent from attempting to sell you the home he or she has listed without the protection of your agent.

The listing agent will probably ask you to sign a registry. If you do, be sure to add “represented by (your agent’s name) of The Buyer’s Agent of Nashville & Middle Tennessee” next to your name.

New Home, Condo, and Townhouse Construction
If you are thinking about building a home, let your agent know. This will enable The Buyer’s Agent of Nashville & Middle Tennessee to contact several builders on your behalf. If you cannot reach your agent but want to go through the new construction open houses anyway, you should refrain from talking with the agent on duty in the office and from signing anything. If you do sign the registry add “represented by (your agents name) of The Buyer’s Agent of Nashville & Middle Tennessee” next to your name. Give the agent on duty a card from The Buyer’s Agent of Nashville & Middle Tennessee and tell him or her your agent recommended that you visit the open house and will register you later.

Display homes are designed to direct you through the office. This is not for security reasons, but so the agent on duty can get your name. Once that agent has your name, if you are not clear that you are already working with an agent, the builder may not be willing to include in the contract that you have an agent who is working for you and protecting your interest. Instead, the agent on duty, who is representing the builder’s interest, will claim all of the real estate commission which is already included in the price of the home for him or herself.

Builders do not work under the same Code of Ethics that Realtors do and not all of them deal with real estate licensees in the same manner. Remember, the builder’s best interest are not always your best interest. The Builder is the seller.

For Sale By Owner
When you go to a “For Sale By Owner” (FSBO) open house, tell the owner that The Buyer’s Agent of Nashville & Middle Tennessee is representing you and that you would like to see the home. Most of the time the seller will not have any questions. Sometimes, however, owners will say that they do not want to pay a commission to a real estate licensee. If this happens, explain that you just want to look to see if this property will meet your needs. Let the owners know that if you are interested, you agent will present your offer to purchase and then they can decide whether they like all of the terms of the offer.

Following these guidelines will enable your agent to represent your best interests in all situations!
